Talk to a Lender
When purchasing a home, your choice of lenders and mortgage options is one of the most important decisions you will make. There are a variety of different loan types available, and a professional lender will help you in understanding your options and for which programs you may qualify.
Prior to looking at homes, we strongly recommend that you consult with a lender (or two) to determine your purchase budget and timeframe. The lenders will provide a "Good Faith Estimate" (GFE) to allow you to compare their loan offerings to others. You may find that one lender provides a lower interest rate, but their fees are higher than others. The GFE will allow you to make an informed comparison. The lender will also provide you with a "pre-approval" or "pre-qualification" letter so that you are ready to act when you find your dream home and are ready to make an offer.
At The Kearns Team, we understand that applying for a mortgage can be the most stressful part of the home buying process. We work with mortgage providers every day, and believe that customer service and experience are what separates "the best" from "the rest." One important note: in today's high tech world, lenders appear and disappear from the business every day. We strongly recommend that whichever lender you select it be someone with whom you feel comfortable and who you can meet with, face-to-face, if necessary. There are a lot of internet-based lenders out there, but we prefer to work with someone locally.
