Information for Owners and Landlords

Do you have a home in the Stapleton area that you are considering renting? The Stapleton rental market is very strong for single family homes, townhomes, and condos. Thanks to our position as leaders in the Stapleton real estate market, we are in constant contact with folks looking for rentals. Many of these potential tenants are moving into the area and want to "test drive" the Stapleton neighborhood, others are already building homes and need short term rental housing during construction. We also work with doctors from the Fitzsimons Medical Campus and major national relocation companies.

There are many property management companies in the Denver area who would love to help you rent your Stapleton home - for a substantial fee. Expect to pay most companies an upfront fee of one half to one full month's rent for finding a tenant, and then an additional 10% of each month's rent for "property management." Of course if you need repair or maintenance services during the term of the lease these other companies will arrange this for you - and mark up the actual contractor's bill.

We found that most owners didn't need to have a middle-man collect rent checks, charge a monthly fee, and then mail the check to the landlord, so we don't do that. Here's what we can do for you:

  1. Market your property for rent on our website (the leading real estate website in Stapleton) and on other local sites;
  2. Respond to email and phone inquiries regarding your property;
  3. Manage showings to prospective tenants;
  4. Assist with credit and background checks;
  5. Prepare and negotiate lease.

One your home is rented, we are still available to assist you with referrals to pre-screened contractors when needed - but you will work with them directly and we don't mark up their bills, saving you more money! 

You Save Money Every Month

Unlike traditional property managers, we don't charge monthly management fees. We charge an upfront fee of 5% of the lease amount for the rental services listed above. So, how do you save? Let's take a look at a real-life example for a Stapleton home renting for $2000 per month:

A traditional property management company will charge you $1000 to $2000 up front, then an additional $200 every month to collect checks. For a one year lease, you will pay a total of $3400 - $4400.
We will provide most of the same services (you can collect the checks yourself) and charge 5% of the total lease amount.  For a one year lease, this would be $1,200 total (2000 x 12 x 5%).  You save between $2200 and $3200!
