Preparing to Sell

Once you've decided to sell, it is important to begin to separate yourself emotionally from the house. Try to avoid thinking of it as "your home" - a place full of memories - and start viewing it as "the house" - something that you will sell to help you move on to your next home. To do this, we will help you look at the house as a buyer, with an objective viewpoint.

We will walk through the house with you, looking at features and condition through potential buyers' eyes. We may take you on a tour of other properties that will be your competition on the market. We will review contract paperwork with you and help you with the Disclosure forms that are required for your sale.

Make appropriate repairs

Touch up paint. Clean the carpets. Fix appliances in need of repair. When your house goes on the market you want it to be in great shape, so that a Buyer will fall in love (and start thinking of it as THEIR future home). This is not a time for major changes like finishing a basement! We will help you to understand what repairs will bring the most added value to your sale.

Pre Sale Inspection

Some Sellers choose to have the house inspected PRIOR to listing, to reduce potential surprises down the road. Remember, however, that anything you find at a pre-sale inspection must be disclosed to potential Buyers.

Clean-up, stage, and de-personalize

Some properties for sale have a sign outside that says, "I'm gorgeous inside" or "Immaculate." Shouldn't every house be immaculate when it is listed for sale? You want the house to appeal to potential buyers and to create an emotional draw for them. Keep the house as clean as possible. Put away items that mark the house as YOUR territory. 

Diana Kearns holds an Accredited Staging Professional designation, the result of additional education and training on proven home staging techniques. Diana will work with you to identify low cost ways to stage the house for potential buyers, often with furniture and accessories you already have. There is no extra cost for this service once you have signed a listing contract with us.
